The National Resource Conservation Service (NRCS) Interactive Soil Website is a valuable resource
.  If you have anything to do with land - own it, sell it, work in construction...  this is a great resource for you.

I have soil books with maps in them for the

two counties that I work in but I've put those aside in favor of using the National Resource Conservation website. 




From the NRCS soil site, I can zoom in on the aerials (By the way, those maps in themselves are worth visiting the site for. It's your tax dollars at work, so make use of the site.), and identify the area of interest (called the AOI on their website).

and the South Shore Acres Addition
to Lake Raymond Gary. 



I will be writing about those areas this week so this will be additional information for those posts in addition to be being a tutorial on how easy the NRCS site is to use and the valuable info that is there.  

Soils SW Corner Lake Raymond Gary Oklahoma


I chose at this point which type of symbols that i want displayed on the map, the soil suvey unit symbols or national map unit symbols.  Since we are doing a soil survey, I chose the Soil Survey Area map Unit Symbols.

When I click on the tab, Soil Map, the soils of that area are identified for me.
Soils Identified
In this parcel in the Southwest corner of Lake Raymond Gary (George Caldwell addition and South Shore Acres Addition), two (2) soils are identified - Bosville fine sandy loam and Swink-Hollywood.  The Bosville fine sandy loam is broken down further into two distinct areas, one has 1 to 3 percent slopes (the first one that the arrow is pointing to), and the other has 8 to 15 percent slopes, the Swink-Hollywood complex has 5 to 20 percent slopes.

The Peninsula Pauline Bailey Survey Lots Addition Lake Raymond Gary Fort Towson Southeast Oklahoma Choctaw County

The Peninsula Area Raymond Gary LakeThe Peninsula Area in the  community of Lake Raymond Gary is a popular addition to live in, on Lake Raymond Gary.  The Pauline Bailey Survey and The Pauline Bailey Survey Lots Additions make up the area called the Peninsula that juts out into Lake Raymond Gary just to the north of The Raymond Gary State Park.


The Pauline Bailey Survey, not only occupies part of The Peninsula but also runs along the main channel of the lake to the north of The Peninsula, connecting with Holiday Lake Estates on the south end of Holiday Lake Estates.   There are 132 lots in The Pauline Bailey Survey Addition and 14 lots in The Pauline Bailey Survey Lots Addition.  City utilities include a pressurized sewer system, city water, and garbage collection.  Electrical service is supplied by either AEP-PSO, or by Choctaw Electric Co-op

The homes along the south side of The Peninsula all have the park as their view across the water.  
This area is often the area that creates an interest by park visitors to own property on Lake Raymond Gary because those that are the first homes that they see when they enter the park.

There are various styles and sizes of homes in The Pauline Bailey Survey and the Pauline Bailey Survey Lots.
  Many people do not realize that it is the Pauline Bailey Addiitions that make up the Peninsula because they usually hear it called "The Peninsula".    The additions were platted about the same time as Holiday Lake Estates and around the same time that the lake was being finished, 1958.   

Back Yards right on the water, boat docks, fishing piers, outdoor living areas, fire-pits, pontoon boats, boat houses, swimming docks, back decks facing the water, and home windows placed to view the water are all a part of what you will find in Pauline Bailey Survey and Pauline Bailey Survey Lots Additions. 

It used to be that many homes had remained in the ownership of families that originally purchased these lots during the original sale of the platted subdivision lots.  But most have been sold at least once and are not owned by the original families any longer. 

Pauline Bailey Survey Addition, Pauline Bailey Survey Lots Addition, and The Peninsula, less than a mile to Raymond Gary State Park for boat ramps, a playground, and pavilion use, about 15 to 20 minutes to Hugo, Oklahoma (74743) and to Hugo Reservoir (74743) for skiing and water sports (Raymond Gary Lake is a "no wake" lake).  About 45 to 50 minutes to Paris, Texas (75462).  Two and half hours to three hours to the Dallas/Fort Worth, Texas area.

To get to The Peninsula, take highway 209 south that intersects highway 70 on the east side of Fort Towson, Oklahoma.  Take the second paved road to the right (no name on a Google map).  When you come to the Y, you are in the Pauline Bailey Survey Addition.  Driving to the left, you will be on Peninsula Drive, headed onto The Peninsula.  If when you came to the Y, you took the right lane, the lake is on your left.

Raymond Gary Lake, The Only Lakefront Community in Choctaw County with Boat Ramps - Near Hugo, Oklahoma
Raymond Gary Lake ShorelineRaymond Gary Lake in Choctaw County Oklahoma is the only lake of any size in the area where you can own the shore and live on the water.
Lakefront property where you can have a boat dock..there are boat ramps on the lake for your use also. 
There is one other very small lake in Choctaw County, Schooler Lake, but it is so small, it does not have boat ramps...

Raymond Gary Lake is very unique for our area being the only lake where your back yard ends in water and if you've built a dock, it ends with a dock out over the water.  

This lakefront community has approximately 10 mile of shoreline that is mostly privately Vacant Lots in The Point Additionowned.  There are about a dozen sub-divisions around the lake with varying covenants and deed restrictions on those properties. 

Each one of those sub-divisions will be a topic of an upcoming post, but today this post is to introduce you to the community as a whole.

  • and in addition to that, there are several unplatted properties around the lake.

Lake Raymond Gary is not a Corp of Engineer Lake.  It is managed by the Oklahoma Department of Wildlife. The Department owns and manages 15 lakes in Oklahoma ranging in various size with Raymond Gary Lake being the largest one that they manage.
The ODW stocks the lake with Channel Catfish and they maintain fish feeding locations on the lake.  The State of Oklahoma has an agreement with Little Dixie Community Service Agency to manage The Lake Raymond Gary State Park which is located on the south side of the lake. The park has rv spots for rent, cabins for rent, a playground, boat ramps, pavilions for use, showers, tent camping, and fishing piers. Raymond Gary is a "spring fed" lake.  It has a wide spillway and maintains it's level very well.  Large rains will bring a rise in elevation for awhile, but drought doesn't seem to have much effect on the lake level.

The deeded shoreline properties that border all around the lake are usually 0.5 acre or more.  Many properties already have a boat dock or fishing pier in place.  Property owners enjoy being able to fish for catfish, crappie, or bass, right from their back yard...or take the boat out for a spin and do a little fishing. 



Raymond Gary Lake is a "no wake" lake.  Speed limit is officially set at 6 mph.  There are many different types of boats and different types of motors used on the lake.  Several residents that enjoy skiing, live on Raymond Gary Lake where they can live on the water, and then they travel to Hugo Reservoir or Pine Creek Lake to ski or participate in faster water sports.  Hugo Lake is about 15 minutes away and Pine Creek Lake about 45 minutes away from Raymond Gary Lake.

The various subdivisions around the lake are all within the city limits of Fort Towson, Oklahoma and enjoy paved streets along with city utilities.  Fort Towson is located on a four-lane highway, highway 70.
  The Raymond Gary Lake Association is a very moderately priced voluntary lake associations.  They are involved in decorating the State Park at Christmas time, hosting the annual Christmas Boat Parade and also hosting a fireworks display on the Fourth of July every year.

The Subdivisions in the Raymond Gary Lake community have a whole range of home styles. Our office has sold homes from the $60,000 range up to $450,000 range.  Vacant lots that we've sold around the lake have been from around $15,000 up to around $35,000.  It's about a 15 minute drive to Hugo and about 50 minutes or less to Paris, Texas.  Many people drive to Paris for shopping, health care, restaurants, and entertainment.  There also is a junior college, Paris Junior College located there.

Holiday Lake Estates - Lake Front Subdivision East Side of Lake Raymond Gary, Fort Towson, Oklahoma - Hugo Waterfront

Holiday Lake Estates - Lake Front Subdivision East Side of Lake Raymond Gary, Fort Towson, Oklahoma - Hugo Waterfront

Holiday Lake Estates is one of the older subdivisions in the community of Lake Raymond Gary which is inside the city limits of Fort Towson,
Plat of Holiday lake Estates East side of Lake Raymond Gary Fort Towson OklahomaOklahoma near Hugo, Oklahoma and Paris, Texas.  Holiday Lake Estates plat was originally surveyed in July of 1958 and the original can be found at the Choctaw County Courthouse in plat book 2, page 13A.

There are 106 lots in Holiday Lake Estates - Lake Front Subdivision on the east side of Lake Raymond Gary, inside the city limits of Fort Towson, Oklahoma near Hugo, Oklahoma and Paris, Texas.  Forty (40) of those lots are waterfront (lake front) lots and the state of Oklahoma has 2 additional lots on the shore in Holiday Lake Estates. 

To get to Holiday Lake Estates on the east side of Lake Raymond Gary in Choctaw County, take highway 209 which intersects highway 70 on the east side of Fort Towson, Oklahoma.
  Highway 209 dead ends at the Raymond Gary State Park (about 1 1/2 miles) but you're not going that far. Take Holiday Drive east, (right turn) at the first intersection to the right.  It's a paved road.  When you come to the fork, take the right. You will be looking at the lake on your right.

There are varying styles of homes in Holiday Lake Estates and some mobile homes. 
I often get asked about the covenants or restrictions in various subdivisions ar
Taking a boat ride up the channel of Lake Raymond Garyound the lake.  Some of the wording from the covenants:

  • No building shall be erected or maintained on any lot in Holiday lake Estates other than a private residence and a private garage for the sole use of the owner or occupant.
  •  Any garage must conform in appearance and construction to the residence on such lot.
  • No residential building shall be erected or maintained on any lot in Holiday lake Estates having a ground floor area of less than 400 square feet.
  • No building in Holiday lake Estates closer than 10 feet from the front lot line, nor closer than 5 feet from the back or side lot lines.
  • No animals or birds, other than household pets.
  • Building exteriors must be brick, frame or block construction, and wood exterior or block exterior must be painted.
  • Easements are reserved along and within 5 feet of the rear line, front line, and side lines of all lots in this subdivision for the construction and perpetual maintenance of conduits, poles, wire and fixtures for electric lights, telephones, water mains, sanitary and storm sewers, road drains, and other public and quasi-public utilities and to trim any trees which at anytime may interfere or threaten to interfere with the maintenance of such lines, with right of ingress to and egress from said premises. 
Private lots on either side of Lake Raymond GaryMr. Harold C. Duke was the developer of Holiday Lake Estates.  Walter B Hall did the survey for Mr. Duke.  This was about the time that Lake Raymond Gary was actually constructed.  You will find names such as Noble and Groves in the Holiday Lake Estates abstract prior to it being plattedThose families are still in the area and at Lake Raymond Gary.  The area history runs deep for Holiday Lake Estates and for Lake Raymond Gary. 

Just as a side note here.  Lake Raymond Gary is named for a former governor of Oklahoma form 1955 to 1959, Raymond Gary.  He was the first governor to be born in Oklahoma after statehood.  The lake at Fort Towson had been started but not finished due to lack of funds (yes they had those problems back then too).  I have read that one of this campaign promises was that he would work to get the lake finished.  AND he did, hence it was named for him.  I have been
Earth Dam Lake Raymond Gary Fort Towson, OKtold that he would bring his staff to Lake Raymond Gary at times, landing the helicopter on the dirt dam on the south end of the lake where the park now is.

Lot 11 The Point Addition Lake Raymond Gary Fort Towson OklahomaThe Point Addition on the north end of Lake Raymond Gary also lies on the west side of this Oklahoma Department of Wildlife owned lake inside the city limits of Fort Towson, Oklahoma near Hugo in Choctaw County which is in the extreme southeast part of Oklahoma and close to Paris, Texas. 

The Point Addition in the community of Lake Raymond Gary has 33 lake front (waterfront) lots, and 5 off-water lots.  There are thirty-eight lots (38) in The Point Addition.  It was surveyed and platted in the early 2000's.  The Point Addition is the newest addition on Lake Raymond Gary.  Live on the water, fish from the back yard, boat dock, or fishing pier... OR take the boat out for fishing.  Raymond Gary is a sping fed lake. 

The Point AdditionTo get to The Point Addition on Lake Raymond Gary - From highway 70 which passes through Fort Towson, Oklahoma, take Second Street south.  If you are coming from Valliant, Oklahoma (from the east), it will be a left turn.  If you are coming from Hugo, Oklahoma or from Paris Texas, (from the west), it will be a right turn.  Go south across the railroad tracks, through the two brick columns, and you will be in the point. 

The Point Addition is approximately two blocks from a four-lane highway (highway 70). 


lake raymond gary - red dot marks the pointSome of the wording in the covenants requires residences in The Point Addition be a minimum of one thousand (1000) square feet of living space with no mobile homes allowed and no homes to be moved in that have been lived in.  The covenants require a 35 feet set back from the front of the lot for buildings and 15 feet on the sides of the lots.  utilities are at the road's edge.  The roads are platted at 40 feet wide.  They currently are gravel and not all of the road width is graveled.

The west side of The Point Addition is on Cattail Cove, a creek that flows into Lake Raymond Gary.  Creek lots have a narrower channel and shallower water than main channel lots.

The Point Addition and the community of Lake Raymond Gary enjoy a "no-wake" rule on the lake. 

City Utilities include sewer, water, and garbage collection.  The public sewer system is a pressurized system.  There are two electrical service providers in The Point Addition, depending upon location within the addition.  Dial up DSL is available. 

There are various styles of homes in The Point Addition. Homes have sold from around $100K to around $450K.  

Mr. Lyle Contway was the original developer of The Point Addition with Mr. Don Baskin doing the survey and plat for Lyle.
  Mr. Contway sold a few of his lots himself in the early marketing stage of the development and then he listed all of the remaining development with our office, Integrity Real Estate Services. 

The Point Addition's shape and placement on the lake is very unique. The addition is about 1 1/2 miles from the State Park on the south end of the lake where boat ramps, a playground, rv hook ups, fishing piers, and bath houses are located.

Cash For Clunker Appliances Coming to Oklahoma April 22, 2010.

If you've been waiting for the ENERGY STAR Appliance Rebate program to kick in, in Oklahoma prior to buying that new Washing Machine that you've picked out, it's set to start in about 3 weeks.  I visited with an Oklahoma state government employee about the program last fall and she told me that it would be available this Spring. 

According to the U.S. Dept of Energy website, Oklahoma's rebate program will begin April 22, 2010, in conjunction with Earth Day.
I'm just hoping my washer keeps on ticking until then...:)
Each state and US territory designed its own rebate program and all 56 of the programs have been approved by the U. S. Department of Energy.  

By visiting your state, from this link,  you can find out what appliance rebates are availabe in your state or territory.
  The states of Iowa, Kansas, Minnesota, and Rhode Island have already closed their rebate programs. 

Oklahoma's grant amount that was approved to be used in this manner is $3,495,000.  The appliance rebate program is designed for Oklahoma residents to buy energy-efficient appliances from Oklahoma retailers to replace existing appliances in Oklahoma single residences.

Appliances purchased prior to April 22, 2010 will NOT qualify for the rebate program


The appliances and the amounts of rebates in Oklahoma are as follows:

  • Clothes Washers                   $200
  • Refrigerators                         $200
  • Room Air Conditioners              $50
  • Water Heaters                       $100
  • Central Air Conditioners         $100
  • Gas Furnaces                       $100
  • Ground Source Heat Pumps   $250
  • Air Source Heat Pumps          $250
Also Please Note:
  • Clothes Dryers are NOT included.
  • To qualify, an appliance must replace an inefficient appliance,  the old appliance must be removed from the property.  The new appliance must replace the old appliance. 
  • Online appliance purchases are not qualified purchases. 
  • An appliance purchased for a rental property will not qualify. 
  • There is a maximum of one rebate per appliance and two rebates per household. 
  • Forms are not available yet but will the information will be posted on the Oklahoma Department of commerce Site when that information is available
So, my fellow Oklahomans,  if you know that you are going to need a new appliance that is on this list , mark Earth Day, April 22, 2010 on your calendar to do that shopping!  See you at the appliance store!
